"Hair Salon Suites Rental/Leasing Setup"

I would like to get into the salon suite rental/leasing business. I have had a hard time finding information on the internet on how to know what size suites should be and because I will responsible for paying utilites, such as water, electricity, how much can I expect to spend? Can anyone help with this kind of information? I am trying to write a business about salon suite rental vs. booth rental. The relationship that I will have with the licensed cosmetologist, is landlord and tenant. I will not be responsible for the stylist or their clients, only suite maintenance suites. Any information anyone can give me in writing this business plan will be greatly appreciated!!!!!!!!!!!!!
