High return on investment for the investor with either a short term loan or if interested preferred stock in the company. Company will be going public within six months and it is anticipated that the return on investment to exceed 45%. Minimum investment is 100K.

Have you tried getting a loan via SBA? I know of loan programme where you will only have to pay 10% of the funds you need without a collateral and you will get your at ease.
Also you can seek partnership if you want to partner with someone who will be willing to invest.
