4765, Office or Store Front?

I am still in the planning stages of my business. Even though I have been working independently for the last year I am ready to get a space to move in to. However, I am unsure what type of locale would be best for me. I currently tutor all of my students at the library or some other public location, and I want to really get out there and market myself but I do not without a fixed location. So the dilemma is what would be a better option, an office in an office building/center or a store front. I do one on one tutoring sessions as well as group lessons for Spanish & ESL. I have looked at several offices including one with a 2 room set up and I have also looked at a couple store fronts. Store fronts are a little more costly but I figure in for a penny in for a pound. Both would have to be furnished so there isn't an advantage there for either. In my city I do not need any permits or licenses for what I do either, and most commercial buildings here carry their own insurance. So what are your suggestions, store front or office building?
