I had an idea to start a biz where real estate agents or people selling their own homes could hire me to show their homes for open house on Sundays. I of course would have others who would work for me. I know that real estate agents have several listings and cannot be at every house every Sunday.

What do you think? Feedback appreciated.

I agree with Bizresearcher. You cannot act as/like an agent unless you are licensed to do so. At least that's what I learned in my class a couple of years ago. It is a good idea, I agree, but if you would like to pursue that why not become a licensed real estate agent? You might as well get paid as one if you're doing the same job they're doing. What I do is I buy houses and rent them out. That actually brings in a lot of income for me monthly. There are ways to getting qualified for a loan without making much of a down payment or any at all. I purchased my first rental with no money down. I was even able to tack my closing costs into my mortgage. I've had a tenant since then so I've never made a payment out of my pocket.

I agree with Bizresearcher and Leo. It's a great idea. A good way to make a living without actually having to sell any houses. Get your Real Estate license and then rent yourself out. I'm not sure it's a bad idea at all.

I'd suggest running it by a few Realtors, see how they like the idea.
