I am tired of the same 8 to 5 job and want to get my own business started. I was thinking about a cleaning business, either commercial or residential. If you have any tips or feedback about that idea, I would greatly appreciate it.

I want little start up costs but decent enough profit to stay in business where I can work part time for full time pay.

Good idea, I know several people who have made a good living at it. Your only problem will be employees. You'll be in homes and offices where people are trusting you. I started my own swimming pool service 10 years ago that is very successful, but be ready for the stress. Unless you do everything yourself, which limits your profit, you have to count on employees. I've been lucky with help (except for a few losers along the way), I now have 5 employees and 4 service trucks. It's worth the trouble (I now have 4 monthes off a year), but I'm also starting to get gray hairs at 32. Best of luck.

I started doing house cleaning on the side for extra money and it grew so fast, I actually had to farm out business because I didn't want to hire employees. There isn't really much start up required: some good, solid durable cleaning equipment is a must. Also, advertising is relatively inexpensive. Flyers and word of mouth seemed to be my best marketing tool. Offer a discount or free clean for new customers or as a referral bonus for your clients who refer new business. But the most important piece of advice I can give you is to get bonded/insured. It doesn't cost that much and it gives clients piece of mind. It also protects you. I actually had one kookie client who accused me of stealing from her. Although she didn't pursue it legally, I would suggest protecting yourself (it also protects you if something gets broken).Best of luck to you.

no, don't hire a telemarketer. make a flyer on your computer, make a bunch of copies and post on store bulletin boards, on car windshields, doors, etc. also, you could send a business card and flyer to real estate agents in your area that could suggest your services to clients moving or for their own rental properties for move-ins/outs. another method is to browse the rentals section of the newspaper and either call or mail a flyer/card to landlords. placing a classified ad in the services section of the newspaper is good too. make sure you always carry your biz cards w/ you and hand them out at every opportunity...with tips at restaurants, when paying bills, leave them on a table in a store or bathroom.

you can visit a website called Vistaprint and they have custom made buisness cards you can make up and have decorated the way you want and order brochures to pass out to people also. this is a great way to start out.

just like car insurance, being insured to go into other peoples homes is a smart idea. What if the cleaning products the maid use suddenly make you sick, or if the maid gets hurt on the job in YOUR home? Its reccomended but not required*

in order to get some idea of how much to charge you can call MORE THAN ONE. cleaning agencies and ask for an estimate of how much it will cost to clean your own home, just to get an idea of how much to clean a house would be. Just tell them you want an estimate.

first you need to establish a buisness name and regester it, (through your state/city)i am researching this one so i am not 100% sure on where to get it registerd. then get advertising available such as buisness cards to hand out to people you know and/or brochures made up to pass around also (through the net). I am starting my own house cleaning business. I am in the process of getting Bonded and Insured. My question is... Do you have to get a Business License"? If so, Where do you go to get one? Does it depend on whether or not you hire employeess to be considered a buisness?

I have a cleaning bussiness and i have found that profits are better to clean smaller bussinesses and new home construction . but i always furnish my own cleaning suplies some might come from walmart or even some cleaners such as the works with blue label for toilets are cheaper at family dollar stores. but my advice is to buy some clear plastic spray bottles and use them so your customers dont see the name brand on them. bussiness insurance all you need is called public liabilty and property damage insurance referred as pl/pd coverage this is the cheapest but you have to ask insurance agency for it they wont tell you about it unless you ask also only get 100,000 worth this is much cheaper to start a bussiness and very affordable most of the time you can make a down payment and make the remainder in monthly payments. hope this helps everyone out who needs advice i had to learn it all the hard way good luck all.

Mike,
I had worked while in high school and college at a pool company, so I had 6 years experience before I started in 1994. I pretty much knew the companies to purchase supplies and had an idea what NOT to do from my previous boss. Basically I registered my name, opened an account at the bank as a DBA (doing business as), and got my business license. The rest is up to you. I stopped into real estate offices with business cards, put an ad in the Yellow pages, and put flyers around. After that, all I tried to do was be as professional as possible. I think it's very important to look the part. Get a nice clean truck, get it tastfully lettered with a nice logo, and also get some shirts. When you're going around to the few accounts you get in the beginning, you'll be noticed along the way. If you need a logo, let me know. I do design work during the off season and I'd love to help out another pool guy. Good luck.

Hi, hope your business is going well. I have been in the business for almost 4 years. I will let you know what I have done. Over the years I have come to find that bidding on a per house basis it always more profitable. I look at the home figure how many hours I am going to be there, of course that is after the intial clean-up. If you have been in this business awhile, you know the first time is always the longest, then I know what I like to make an hour and I price accordingly. So if you want to make lets say 15.00 an hour then mutiply that amount by how many hours you are there. You will always have people that will try and talk you down in price, however I must say that if you go lower than what you planned, there is a good possibility that you are going to end up hating the job. {I know} You are worth every cent that you ask for. Homecleaning is a rewarding job money wise, but it is also physically demanding. So please keep that in mind when you give your quotes. We all win some, and lose some. The ones you lose weren't worth having in the first place.

Hi Gail,
I only have one commercial job. It actually was my very first job. I still have it. However I am not truly in the field for commercial cleaning. We have thought about it. However I am a mother of three, so is my partner, so residential cleaning for us is just better, more flexible, and less demanding. The hours also work well for us. Sorry I couldn't help with your question. There is a good book out there called Cleaning Up For a Living that goes into great detail about commercial cleaning and bidding appropiately. I believe the arthur is John Ashlott, don't know if I spelt that correctly.

First off, let me say that managing and actually being able to get contracts is two different worlds.

Being able to generate contracts is not easy and is very hard. So to u it might seem like he is not doing much, but its probably cuz of how hard it is to do what he is doing.

The only thing that i see a problem w/ is that u guys rnt making enough money. U guys either have too many workers, bidding too low, workers not as effecient due to poor managment, or several other reasons.

Since i do not know exactly waht ur situation is, i would say that u def have a problem on ur hands that needs to be fixed. Cuz u guys need to be making money. Otherwise it aint no fun.

So before u jump, u might try getting some contracts on ur own while w/ this partnership. Once u get good at it, then jump. Cuz that is the hardest part of running a business especially in the commercial cleaning business.

If u do jump and cannot secure contracts. Do residential cleaning since they r very easy to get clients for. Another suggestion is real estate and home developers.

But the money is in commercial cleaning. But u need seriouse marketing, account managemnet/business developement, very strong sales abilty, and alot of working knowledge such as bidding for commerical property, bidding/forms for govt contracting, diff chemicals for diff types of property(most times, its not a big issue, unless u get one of those buidings that require more expertise).

grnidgrl79, you can clean without being bonded and insured if only you and a close person you can trust works in these houses to be sure that nothing will be stolen. My best friend and I have a cleaning buisness that is not bonded or insured, but if we plan on hiring someone or doing any commercial cleaning we have to get the insurance. So, for the first time you don't,but tell the customer you will be responsible for any that brakes in her house.Our cleaning company has just the 2 of us and we charge 40.00 an hour and we average about 3 hours per house. I'm in Washington DC, when I called the DC consumer and regulatory affairs, I was told that I do not need a business license for my cleaning service. Go to http://www.sba.gov/hotlist/license.html, click your state, and you should be able to get info. there. BUT, I have noticed other cleaning services advertise that they are "licensed and insured". Can anyone tell me how they got a license when I couldn't get one?
As for your other questions, get a book on how to start a business (I recommend the one by Rieva Lesonsky), and it should cover everything you need to know.

Bonding is if you break something or scratch someones brand new wood floor. The liability is isurance that if someone sues you (eg slip and fall on a wet floor that your cleaning) your liability will cover it. You might want to think about forming a LLC as well especially if your tight on money and want to skip out on the liablity insurace. Hope this helps

Hi I wanted to say that commercial cleaning is a great income but its not as easy as some make it to be when i was starting my biz I sent out my flyers to home contractors, apartments managers, real estate agency,rental property owners, law offices, and every other biz you can think of that might have needed a cleaner. I became a chamber member and considered getting my license/insured but i was told no need until i had enough client's.In some states you have to get licensed but you dont have to right away.I did not get a great response (I expected more). I had to make call after call after call WOOSH this was not by far easy. I considered going into residential and I probably could have gotten the biz needed to keep it going until i could get my foot in the door with commercial cleaning. But instead I gave up..... so i guess just a word to you...... if this is something you are seriously considering and you do put a lot of time into doing it DO NOT give up through all that hard work i know now if i would have not gave up then i would have my own small commercial cleaning biz. I did get some response by sending my flyers through the mail and by making calls
I would definetely say to you the fastest and less costly way to get your clients is simply calling this was told to me by other cleaning biz owners but i decided to go the full load and do all the emails/flyers on store fronts/flyers in the mail/ and so on.....And yes I said emails. You can actually email your website or simply a letter to real estate agents( I just looked up apartments/townhomes/condo's in the city of your choice online and if one came up with an email address then I sent my letters out to them) I also sent to law firms and small businesses around my area.
This work is allways better than a 8-5 job it just takes time (not a lot of money at all)

You can charge by the room just (sqft x's what you would charge per sqft (here it ranges from 13 cents to 17 cents a square foot) then x's what you think your time/services is worth per hour ($10.00 more or less)or you can charge a flat rate per room or charge by the square foot of the entire office or simply look over the office and give it your best shot, determine by the degree of cleaning will it be light,general or heavy. This is what i have found that works when I didnt know what the other agencies were charging.Although it is easy for some to say just contact a few agencies in the outside area the outside agencies some times dont want to give out there information and i was even told to contact the ones in my area LOL that didnt work they do not like competition
When you do your walk through and you decide its a job you'd like to take on, give your quote if the customer finds your quote to high priced and most will even if its not and you are willing to go down on the price but didnt know what the going rate was for cleaning a 3 room office simply say to the customer "I would like to offer not just competition but a great service that customers will keep coming back to for the quality of the work. Tell them you'd like to be competitive with other agenecies in the area, and ask the customer "would you mind if I asked what your current cleaner charges".You can even go as far as to call a few banks ( i did this they asked for my flyers/card i didnt go any further with that because you have to be bonded,, insured and licensed to clean for the banks and i wanted to start out with a lil less cash)every state is different in what is charged, in the city cleaners are paid alot more than in the small town i live in so prices range from city to city and state to state. Customers are not just looking for cheap cleaners but quality work to go along with reasonable prices and if your just getting started in the biz then you may have to go this route for a while and who knows you may even stay this route. try what i suggested and let me know how it turns out for you

Hi Norma
It depends on what sorta commercial cleaning you are doing such as office buildings,new construction homes newly built office buildings and so on
I have only had experience with rental properties and new construction homes.
I can tell you that its going to take a lot of marketing/socialization to get the business
your wanting
As for the pricing, that really depends on what sorta work it is, and the area you are in
Im not into the new construction homes at this time. I basically just do rentals
How I price? I do a walk through and I determine what I will charge not only by the size but by the dirt there is. There is lot of things to consider when figuring what you will charge.

My name is Shanda and I just landed my first commercial account. It's with my old office Remax, I was very foruntate that I left there on good terms. My old broker just merged with Remax Alligeance and he now has 28 offices so, I'm hoping to give myself about two months and hopefully land more offices. I also just landed my first residential client. She wants someone to clean twice a month and she's willing to pay me 100.00 dollars per visit.I think that's pretty good. My commerical account takes me one hour to do except on Mondays it takes about two hours because of the weekend. It's hard work for sure but it beats working at Macy's or any where else for that matter for 8.00 dollars an hour and working 8 hours on saturday and sunday.

I think it pays to start with people you know. I'm going to give my dentist a call this week he has two offices and my lawyer. You can do it, it take you some time to land your first account but hang in there.

Before I moved to texas I did office cleaning for my dentist. It was one hour a night mon-thurs and 2 hours on the weekend. since the office was closed from about 6 pm to 8 am, i could choose the time i wanted to go in, which was great, since i worked two other jobs. As far as cleaning work, it was easy. dust, disinfect, take out garbage, , clean glass and mirrors, vaccuum, and a few other little things. it was great! I think thats the best way to get started, since you know your doctors, dentists, chiropractors, anyone you do business with or have done business with. get several smaller offices to start, it may pay less but once you have the experience under your belt you will be more likely to attract the bigger commercial accounts.

Thanks for taking your time to give an encouraging word to those of us who are struggling to start our own business. I started the beginning of April. I've put 2 ads in 2 different newspapers & have passed out flyers to homes. I have not received 1 phone call.

Hi, I am interested in starting a cleaning business. I will probably start to clean houses first, then go to commercial. My question is this-
How do I go about getting a name, insurance forms etc. I looked on line and saw a few books, very interesting to me, but afraid to invest. i need a start up idea, I am willing to clean my self and get some clients that way, but how do i go about this? I want to be all legal even if I just do the cleaning for my self, then take it from there. Please if you have any info, fill me in.

My father owns his own 3rd party service to the moving industry. You may want to consider working with the major movers, allied, national van lines and others for what they call "maid service". this will be someone to go in after the movers have unloaded everything, (and tracked dirt thru the house) .... someone to clean house basically. Wages are great, and you are usually working with CEO's of major compainies and tips are very common. Since you will be working directly with the moving company, I would suggest you look into insurance first thou. For those unplanned accidents (bumping a vase that has a $50,000 value) it will save you in the long run and is better to have and not use, than to need and not have.
If you have any questions, please let me know. This is a extremely saught after position and you can base this out of your home the entire time. you don't need a store front or anything. Email me and I will give you more info... so I'm not writing the next encyclopedia on this site.

After initially starting a house cleaning business, far too many
house cleaners neglect their duties over time, and as a result
their job security suffers. My partner and I know this because
we've "stolen" many jobs away from other people who started a
house cleaning business when they failed to meet their clients'
expectations. They were poorly prepared. When you start a
cleaning business, as in any other business, you will do your
best work if you have good mentors. We hear complaints about
these "flakes," over the phone time after time, when our new
clients are calling us because they're disappointed in their
current service.

When you’ve started your house cleaning business and it’s
running smoothly, it pays to think ahead and give yourself an
extra edge of job security by delivering little
extras that will make your clients glad to write those checks out
to you, month after month. We've experienced the job security
that comes from applying ourselves with integrity to meet each
client's needs - not just meet them, but exceed them. When
you start a cleaning business, you can too. What's more, you can
keep your clients for as long as you choose. If you are starting a
cleaning business, delivering excellence will help you build job
security, because your clients will be praising your
name.

The good news is, delivering excellence is not all that difficult to
do. How do you do it? Here are eight tips:

1. Show up on time and be consistent. Being punctual shows
your client that you respect their schedule and that you can be
counted on. Don’t vary the time you both agreed on unless you
must. While starting your cleaning business, create or develop
systems that provide a structure within which you can work
efficiently and consistently. Developing consistent systems also
provides a way for you to check off your mental“to do” list while
working, reducing the likelihood that you’ll forget something.

2. Be thorough. Focus on one task at a time, while keeping in
mind the whole picture. Know where you are going next, not just
as you start your cleaning business, but as you clean at each of
your jobs. If possible, fully complete one task or room before
beginning the next. Move your cleaning equipment along with
you instead of spreading out all over the house.

3. Do your job to the best of your ability. Clean as if their place
were your own. Show that you care. Do what you would like to
have done in your own house or place of business. Work quickly
but never rush or take risks with their belongings.

4. Return your clients' phone calls as soon as you possibly can.
Don't give them even one reason to think of you as less than
professional. Make it easy for your clients to keep you on and
refer you and your service to others.

5. Make it smell yummy. Reduce the smell of “man’s best
friend,” by applying lavender or orange essential oil to the
vacuum bag or filter before using. Essential
oils not only clean the air of bacteria and make things smell
fantastic, they will lift your spirits while you work! This is a
subtle and magical trick. Your clients may
never figure out why, but they’ll just know that every time you
clean their home, everything smells so darn good.

6. Keep up to date. Continue learning and educating yourself
about your business. Don't assume that you always know the
best way to handle new situations. We can all afford to step back
periodically, get a fresh perspective, and reinvigorate ourselves
and our approach.

7. Say thank you. We send our holiday cards just before
Thanksgiving, when they won't be lost in the sea of Christmas
cards. This is a nice time to thank your clients for giving you the
opportunity to serve them. But don't wait for the holidays.
Whenever the urge to say thanks strikes, do it. When we first
started a cleaning business, we sent a round of thanks to all our
clients. Now one of them, a real estate agent, consistently refers
new clients to us. We like surprising her by leaving behind a
single stem flower once in a while.

8. We’re all human. Mistakes can and probably will happen every
once in a blue moon. Especially when you first start a cleaning
business. Apologize and make amends if you need to.

These little extras are not much more than common sense, but
we all know how uncommon that can be. As you start a house
cleaning business, work to consistently fulfill your clients’
expectations, and then go one step further and give them more
than they bargained for. You will have job security for as long as
you choose.

Ev here from Suze and Ev's Custom Clean.

Go directly to the source, it's the only way. I go right to the
construction sites and find out who the forman on the job is and
then find out who the developer is.

Do a local search for local contractors and developers and go to
their office and drop off a flyer, introduce yourself and offer to
beat the price they're paying now.

Go to realtors in the area and do the same. For every 100
contacts you make you'll get 3-5 jobs. One connection can last
years.

Go to the chamber of commerce open dinners and hand your
card out, mingle and network.

Put up fliers anywhere you can. Ask everyone you know, who do
they know that works in construction.

It's seven degrees of seperation, just get your name out there
and don't stop till you have more than enough work.

You also need a webpage that is listed in local search.

You've picked the right business, it's cheap to start and easy to
run and you can work as much or as little as you want. I've been
cleaning for over nine years and I love it. You should make sure
that it's right for you though.

Simple tools Shop Vac, Upright Vac, Window Cleaning Supplies, Brooms, Mops.

Retail supplies = no MSDS needed. Lemon Oil for wood, dish liquid, windex, Toilet bowl cleaner, all purpose, lacquer thinner and towels.

Get your foot in the door to a few key builders that pay on time you will probobly get their model home cleaning too.
